House Hunt – Blink And You Miss It

Before the start of 2021, existing homes were typically on the market for 21 days—meaning houses were plucked off the market two weeks faster than the typical 38 days from a year ago. And we’re now seeing homes sell even faster than that, typically selling within 18 days on the market. That’s another new record!

Each month I try to feature a hand picked selection of homes in an area under 1 million dollars. The truth is that the number of single family properties across Orange County (OC) under 1 Million are disappearing. Yes there is a lack of inventory but as we experience in our daily lives, like the cost of dinner, houses prices are rising beyond the 1 million mark in OC.

Not only this but as soon as a house his the market, within a few days it’s on hold or pending with multiple offers, all over ask with contingencies removed or shortened. This is not your normal real estate market. You are buying your home after 15 minutes in the property, asked not to touch anything and hurried out the door for the next party to walk through. Properties aren’t staged, blinds are down, its dark inside and often not decluttered or cleaned.

My advice to first time home buyers is be prepared to be uncomfortable. We are not in a market that allows you to sleep on properties or ask questions. Be prepared to shorten contingencies, reduce the inspection time frame to 10 days and waive the appraisal contingency. In this market no seller wants to go in to contract with a buyer that might cancel if the home doesn’t appraise. As home values skyrocket appraisers don’t always find the value in the property, but this is where your agent guides you.

On May 1st 2021 there are 1,632 active / coming soon single family homes listed for sale on the MLS in Orange County, 562 of these homes are under 1 million dollars. In Aliso Viejo there are 16 single family homes for sale, 6 of them are under 1 Million. Below are 3 homes at varying listing prices.
