A Guide Of the Buyers Process

This is the single most important step. By asking you a series of questions we will establish what you are looking for. My goal is to not waste your time by looking at properties that are not in your price range or homes that don’t meet your needs. Throughout the buying process we will maintain your confidentiality and represent your best interests.

Getting pre-approved by a local lender or mortgage broker is one of the first things you should do for many reasons. In Orange County, a pre-approval letter is a prerequisite for serious consideration of your offer. Knowing the available loan amount will aid in determining how much you intend to spend on your home and which neighborhoods to consider.

Generally, you should begin the pre-approval process immediately after meeting with your agent. If any issues come up, such as inaccuracies that make your credit score lower than expected, you will have time to resolve them. We can help you through this process and recommend excellent lenders and mortgage brokers. Our recommendations are completely free of any conflict of interest; we do not benefit monetarily from providing recommendations.

Once we have found the property for you, our job is not complete — far from it! We negotiate on your behalf, by providing a market analysis on the property you like, so as to determine a competitive offer price, draft and present the offer to the seller, negotiate counter offers, set up inspections, title work, appraisals, surveys, etc. Not sure what this entails? No need to worry! True to our promise, we will walk you through this process, and can offer recommendations from our vast resources. We will assist in providing the best experience and closing possible. Our job as your Realtor® is to make sure your best interests are protected from beginning to end.

Clients generally have an initial idea of what cities and neighborhoods appeal most to them. However, you should examine your criteria to determine the areas within the neighborhoods you feel are a good match. I will personally take you to some of the neighborhoods, give you an overview of the area, and show a few representative homes. More importantly,I will provide you with information about local schools, parks, and appreciation potential of each area. Generally, you should not purchase a home until you are familiar with the neighborhoods and have seen enough properties to truly recognize an excellent

Once you have been pre-approved you are ready to begin house shopping!

After it is determined how much home you can comfortably afford and have selected your preferred location(s), we will get into specifics: what type of property do you prefer? House, high rise, townhome or condo? What do you require and desire: guest bedroom, two full bathrooms, media room, view, pool, etc.? From there, we schedule showings, escort you on tours, and determine if what we are seeing are the best matches for your needs. We listen to your feedback to modify the search accordingly. We work as efficiently as possible, but we won’t rush you. We also send you new listings that meet your criteria as they come available, and we sometimes know of listings before they come on the market.

It has been a long process, but we have made it, together! Once everything is approved and the seller has accepted your offer, we will review all closing documents accuracy, and attend the closing with you. Once the papers are signed, we’ll make sure the funding takes place and that you have your new keys!
